Copper theft in a closed NHS branch: RDS patrols help property redevelopment succeed - a safer neighbourhood and a new chance for a residential building

The challenge at hand

Recently, we collaborated with a property management business that was dealing with a serious issue. The neighbours, who had complained about antisocial behaviour frequently, were understandably frustrated. The management was aware that this location has become a place where illegal activities took place, rave parties were disturbing everyone around, and it had become a favourite spot for people doing drugs.

Our mission? We had to carry out routine patrols and maintain a vigilant watch for any problems. This case study examines how our efforts contributed to the turnaround of an unsolvable problem.

Setting the scene for a better future

The property management had big plans for the building. A series of audits would determine the improvements needed for the site to become suitable for residential purposes.

Builders were due to visit and get the lay of the land, so they could make plans based on the actual state of the construction.

While all this sounds like a normal step for this investment, unexpected red flags began to surface.

A neighbour, concerned and shaken, reported that she had seen people entering and exiting the building late at night. What was meant to be a quiet construction zone had become a magnet for unwanted activity after hours – drug use, noise disturbances, and even reports of trespassers camping inside.

The community, worried about its safety, had started talking.

Parents avoided walking past the building with their children. Local businesses began expressing frustration about the changing atmosphere in the area. Social media posts surfaced—highlighting the site as a local “problem spot.” The property was no longer seen as a future investment opportunity, but as an immediate risk.

For the developer, this was more than just a professional setback. It was a wake-up call.

The vision for revitalizing the space into something meaningful and livable now stood in stark contrast to the current reality. A project that was meant to bring value to the community was, unintentionally, doing the opposite.

The problem wasn’t the intention—it was the absence of protection. No one had anticipated that inaction after hours could open the door (literally and metaphorically) to reputational damage, community distrust, and escalating costs. What started as a small security oversight turned into a compounding issue, pulling time, money, and emotional drainage from the project and its initiators.

This moment became a defining one: the developer decided to implement professional site security –  to protect both people and property and to regain control, rebuild trust, and honor the original purpose of the development.

The building site had become a hideout for drug users, homeless persons and general unruly and unsafe behavior. This is where RDS Solutions stepped in to make a difference.

RDS Strategy: Resolve, Defend, Safeguard

We have started our mission with K9 and manned guards patrols, to get a proper handle on the surroundings. In these cases, the experience of the security specialists and the keen agility of the dogs is the best combination to assess the area of the building.

By using the security dog’s natural senses and intimidation factor, the dog handler discourages potential thieves and trespassers. The patrol’s goal is to maintain a watchful eye on the property around-the-clock, making sure any individuals causing problems think twice.

Across numerous sites we’ve secured, their presence has often meant immediate positive results. These results reflect the diligent care, comprehensive training, and focused attention we invest in every deployment. We recognise the significant stakes involved in securing a job site and are committed to providing our clients with peace of mind through this service.

Plans turn into actions: Deploying patrols

Our team got to work straight away with the first patrol. It didn’t take long to see what the neighbours were talking about. Indeed, in the absence of proper after-hours construction site security, the building had become an open invitation for drug use, squatting, and antisocial behaviour.

We actually caught someone trying to steal copper from the building and rang the police straight away.

One evening, during a routine patrol, our security personnel noticed movement near the back of the building—an area that had previously gone unnoticed due to poor visibility and lack of proper fencing. Upon closer inspection, it became clear: someone was attempting to strip copper wiring from the site.

This wasn’t just petty theft, because copper is highly valuable on the black market, and the act of removing it causes significant structural damage—not to mention the safety risks left behind – like exposed wires, weakened infrastructure, and fire hazards.

Thanks to the on-site presence of our RDS Solutions trained, SIA-approved security guards, the situation was handled immediately. By the time law enforcement arrived, our team had already contained the situation and provided clear evidence for prosecution, including footage and witness statements.

What could have resulted in tens of thousands of pounds in damage, major delays, and insurance headaches was stopped before it had the chance to escalate. This was a critical turning point. One that proved—without a doubt—that having real people on the ground, watching, listening, and ready to act… makes all the difference!

Then came another discovery — one that hit even deeper.

While checking the site, our dog handler and security patrols found signs that people were using the place to take drugs.

During a routine patrol, our experienced dog handler, accompanied by their K9 partner, was scanning the perimeter and interior sections of the site. It was meant to be a standard check—ensuring that everything was secure, quiet, and untouched. But in one of the unfinished rooms, tucked behind a stack of building materials, they found clear signs of drug use; more than that – makeshift bedding, empty cans and broken glass – the kind of scene that speaks of desperation, not just trespassing.

This wasn’t just a case of someone passing through—it was clear the site was being used as a hideout, a space where vulnerable individuals were engaging in dangerous behaviour. Aside from the obvious health and safety risks—used needles, open flames, physical hazards—the emotional weight of that discovery was heavy.

The building, intended to become someone’s future home, had temporarily turned into a place of crisis. And without regular security patrols, no one would have known until it was too late.

But thanks to the diligence of our dog handler and the heightened awareness that K9 patrols bring, the area was flagged, cleared, and secured. The authorities were informed, and additional safety measures were immediately put in place.

This incident served as a powerful reminder: construction sites left unattended don’t just attract theft—they can unintentionally become unsafe sanctuaries for high-risk behaviour.

We reported this to the property management company. Because the developer was planning to turn the building into new homes, they asked us to have someone there 24 hours a day to make the building site secure.

Over the next couple of weeks, our dog handler teams were on the job permanently. They patrolled the property every hour, checking different spots each time around. Their presence really made a difference – we actually had 17 reports and situations where unauthorised access was stopped in just two weeks. This meant the team could react quickly to anything suspicious, stopping potential problems before they got out of hand.

The result: A safer neighborhood and a secure building

Having the RDS Solutions security patrols team on site made a real difference for the client. They were able to carry out several important audits of the building without any danger. The contractors working on the property will feel much safer with a security presence. What was really good to hear was the positive feedback from the neighbours.

They were impressed with the property management company for taking action. It was clear that having guards there created a safer environment for everyone and improved relations with the local community.

More than that, word spreads fast. When a site becomes known for being unsafe or neglected, it reflects poorly on the entire development team. Here at RDS Security patrols Solutions, we are aware that watching a promising investment spiral into a security nightmare creates stress, frustration, and loss of confidence – that is why we aim to provide peace of mind: from trained guards and canine units to advanced access control and rapid response protocols, our SIA-approved security guards are here to make sure your site stays protected, your plans stay on track, and your reputation stays intact.

What could have prevented everything? On-site security patrols and personnel, perimeter protection, and access control from day one. Because in construction, what you don’t protect today becomes what you regret tomorrow.

security services

The partnership between the property management company and RDS Solutions shows how a well-thought-out security approach can tackle tricky situations, even at a sensitive site like a former NHS branch.

We helped keep the redevelopment project on track and ultimately successful. By putting in place regular patrols, using our effective dog handler teams, and responding quickly to the initial copper theft and subsequent issues, our mission was fulfilled.

At RDS Solutions, we see security patrols services as more than just keeping things safe – it’s about helping things move forward. This case, our team’s results highlight how we can turn potential problems into positive outcomes for the community and give a former public asset a new lease of life.
